Start a real estate lead generation business with AI

Estate agents pay well for a full pipeline. Actionist finds the leads, qualifies each one, books viewings into agent calendars and keeps every warm lead from going cold while you sign the next client.

Actionist works each agent's pipeline. You sign the clients and approve the moves that matter.

Real estate lead generation with AI is one of the most repeatable service businesses a single person can run. Most estate agents have no system to turn enquiries into booked viewings quickly, and they lose buyers and sellers to faster competitors every week. Actionist is an AI agent that operates real apps the way a person does, so it can respond to new leads within about a minute, run the qualification questions, book the viewing into the agent's live calendar and send the follow-up sequence to every warm lead that has not replied, all while you are out signing the next agent client.

You do not need a real estate licence or a marketing background. You bring the ability to have a conversation with an agent, agree a retainer and hand the account to Actionist. The agent gets a working pipeline and a weekly report; you get a recurring monthly fee for every account you run.

Your opportunity

The opportunity

Why this works

Every estate agent knows their biggest problem is leads that go cold before they can respond. A buyer submits a form on a portal at 8pm and the first agent to reply usually wins the instruction. Most agents are with other clients and miss the window. That gap is your business.

Because Actionist runs the response, the qualification and the booking automatically, you can manage five or ten agent accounts on a laptop with no callers and no staff. Each agent pays a monthly retainer. The accounts stack up, and the revenue is predictable.

What matters to you
  • Agents pay monthly for a working pipeline
Retainer-based: agents pay every month for qualified leads and booked viewings, not per lead.
  • Speed is the whole game
The first agent to respond to a buyer or seller enquiry wins. Actionist replies within about a minute.
  • Every agent needs this
Portal leads, Facebook ads, website forms: every source creates a follow-up problem agents cannot keep on top of.
  • No licence required
You run the lead gen and admin side. The agents handle the viewings and the sales themselves.

Getting started

What it actually takes to start

Running lead gen for estate agents used to mean a team of callers, a CRM you configured from scratch and ad spend you managed hour by hour. Actionist changes the equation completely.

What you don't need
  • A real estate licence
You run the lead gen side; licensed agents handle the viewings.
  • A team of callers or follow-up staff
Actionist responds, qualifies and books on every account.
  • Your own ads budget to run
Agents provide the ad spend or you pass the cost through.
  • CRM expertise or technical setup experience
Actionist operates Follow Up Boss and similar tools on the desktop.
  • To quit your job to get started
The first account fits around evenings and a couple of weekend hours.
What you bring
  • The confidence to pitch an agent on a retainer
One conversation is enough to sign the first client.
  • An evening a week per account to review
Mostly approvals and a quick read of the weekly report.
  • A laptop and Actionist
    That is the entire setup.

If you can describe a typical buyer or seller for an agent you know, Actionist can build the follow-up system that keeps them warm and books the viewings.

How Actionist works

How it works

How Actionist builds the business

You do not work each agent's pipeline yourself. Actionist does. Here is how it works on any business idea, applied to real estate lead gen: you pick it, the agent plans every task, then works through them and brings you the few that need a human.

  1. 01

You pick the agent and agree the scope

You choose which estate agent to take on, set their buyer and seller brief, their price point and their calendar rules. That is the only setup you do. Everything after this Actionist plans and runs around the agent's existing tools.

A clear brief Actionist can work from on day one.
  2. 02

Actionist maps every task for the account

Actionist breaks the full service into a plan: lead sources to monitor, response sequences to build, booking flows to set up and reporting cadences to run. You see the full scope before anything starts.

A complete task plan for every stage of the agent's pipeline.
  3. 03

It works through leads, bookings and follow-ups

Actionist monitors every lead source, responds within about a minute, runs the qualification questions, books viewings and sends follow-up sequences to every lead that has not replied yet. Progress continues whether you are at your desk or not.

A live, moving pipeline for the agent with no manual work from you.
  4. 04

It assigns you the human-only tasks

Some tasks only you can do, like signing a new agent or fielding the one call that needs your judgement. Actionist assigns those to you with everything you need, then carries on with the pipeline once they are done.

A short list of tasks that genuinely need a person.
  5. 05

It asks before anything that reaches a buyer or seller

Before Actionist sends a first message to a new lead or books a viewing on an agent's behalf, it stops and asks you to confirm the rule or approve the action. You set how much oversight to keep per account.

You stay in control of what every buyer and seller receives.
  6. 06

You grow the client list while the accounts run

While Actionist keeps each agent's pipeline moving, you use your time to pitch and sign the next agent. Check the board when it suits you, approve what is waiting and message Actionist over Telegram or Slack to adjust anything.

A growing roster of agents, each with a working pipeline.

What you walk away with

  • No licence needed
You run the pipeline, not the viewings
You operate the lead gen and admin side. Licensed agents handle the property viewings and the sales.
  • Recurring
    Monthly retainers, not project fees
Each agent pays every month for a working pipeline. Five agents is a predictable monthly income with no chasing.
  • Scales without staff
    More agents, same overhead
Adding a new agent account means adding one setup session. Actionist handles the volume without extra headcount.

  • 1Responding to new leads
    5h/wk
Leads go cold before you reply

You check the portal, draft a reply and send it, but by the time you do, a competing agent has already responded.

    ActionistOff your plate
A reply within about a minute

Actionist monitors every source and sends the first message the moment a lead comes in, before any competitor.

  • 2Qualifying buyers and sellers
    4h/wk
Long calls to find out if they are serious

You spend 20 minutes on a call with every lead to ask the same questions and decide if they are worth pursuing.

    ActionistOff your plate
A structured qualification in the first message

Actionist asks the agent's qualifying questions in the first exchange and logs the answers, so you only see the leads worth pursuing.

  • 3Booking viewings
    3.5h/wk
Back and forth to find a time

You offer times, the lead proposes other times, you check the agent's diary and go again, often losing the lead in the delay.

    ActionistOff your plate
A booking link in the first qualified reply

Actionist sends a Calendly link scoped to the agent's live calendar and the viewing is booked without a single phone call.

  • 4Following up cold leads
    4h/wk
    Leads you forget to chase

You add a note to call back but the day moves on and interested buyers slip away to agents who kept following up.

    ActionistOff your plate
    Timed sequences that never miss

Actionist runs a follow-up sequence for every unresponsive lead on a schedule, so no warm lead goes cold without a reason.

  • 5Updating the CRM
    2h/wk
    Outdated records after every call

You mean to log the call but it slips, and the next person who checks the record has no idea what was said.

  • 1Writing weekly agent reports

You check the Facebook dashboard when you remember, often after a slow week that could have been fixed on Monday.

    ActionistOff your plate
Performance flagged before the week is lost

Actionist tracks lead volume and quality per source and flags drops early, so you adjust before an agent notices.

  • 3Onboarding new agents
    3h/wk
A half-day of setup every time

Each new agent means configuring the CRM, building the forms and setting up the sequences from scratch.

    ActionistOff your plate
An account set up while you sleep

Actionist follows the onboarding checklist for each new agent and has the CRM, forms and sequences ready before the first lead arrives.

  • 4Sending agent invoices

Invoices you raise late or forget

You mean to invoice on the first of the month but it slips to the fifth, and late invoices mean late payments.

    ActionistOff your plate
Invoices raised on time every month

Actionist prepares the retainer invoice for every agent on schedule and holds it for your approval before sending.

  • 5Re-engaging old leads

Trust and control

You stay in control

Every lead message, every viewing booking and every invoice sent to an agent waits for the rule you set or your direct approval. You choose how much oversight to keep per agent account, and Actionist keeps a record of every action across every pipeline.

Approve before any buyer or seller is contacted

The first message to a new lead, and any unusual follow-up, waits for your confirmation or runs within the rules you set per account.

Viewings only book within the rules you set

Actionist uses the calendar windows and property types you configure for each agent. Nothing goes into a diary outside those rules.

Your accounts, your data

Actionist operates inside each agent's own tool logins. You retain ownership of every contact and every lead record.

Choose how hands-on per account

Some agents want you closely involved; others are happy with a weekly report. Set the approval level per agent and adjust any time.

FAQ

Questions about this idea

Do I need a real estate licence to run lead gen for agents?
No. You are running the lead generation and admin side: finding buyers and sellers, qualifying them and booking the viewings. The licensed agent does the viewings and the actual sale. That distinction means you operate as a marketing service, not as an estate agent. Check the rules in your area, but this model is well established in real estate lead generation with AI and without it.
How does Actionist actually get leads? Where do they come from?
Actionist monitors the lead sources you set up for each agent: Facebook Lead Ads, Zillow enquiries, landing page forms and portal inboxes. It does not generate leads itself; it responds to, qualifies and books the leads that already exist on the platforms the agent uses or that you set up as part of the service.
Will Actionist message a buyer or seller without me seeing the message first?
Only within the rules you set. You can require approval on every first message, or you can set a rule (for example: reply to all Facebook leads under a certain budget automatically). You decide the threshold per agent account. Any lead that falls outside the rules comes to you for a decision via Telegram or Slack within about a minute of arriving.
How does the agent know they are getting value?
Actionist drafts a weekly pipeline report for each agent showing leads in, leads qualified, viewings booked and leads in follow-up. You approve it and send it. Most agents ask for this anyway; Actionist makes sure it goes out every week without you having to write it.
What happens if a lead asks a question the agent needs to answer personally?
Actionist answers from the agent's FAQ and standard script. If the question falls outside that scope, it flags it to you over Telegram or Slack with the full message thread so you can pass it to the agent or answer it yourself. Nothing unusual goes back to a lead without a person seeing it first.
How do I collect my retainer payment from the agents?
Actionist raises the monthly invoice in Stripe, holds it for your approval and then sends the agent a payment link. If the payment is late, it sends a polite reminder and flags it to you if it stays unpaid. You set the retainer amount when you sign each client.
Can Actionist work with the CRM my agent already uses?
Actionist operates the desktop the way a person does, so it can work with Follow Up Boss, LeadConnector, kvCORE, HubSpot and other CRMs your agent already has. It does not need an API connection; it navigates the interface, logs the lead and updates the record just as a human assistant would.
