How does Actionist connect to Zillow Tech Connect?
Open the Apps tab in Actionist, find Zillow Tech Connect, and click Connect. The connection uses a webhook endpoint that Zillow pushes lead data to. You'll configure the webhook URL from inside your Zillow Premier Agent account under Settings > App Integrations, paste the endpoint Actionist provides, and save. Actionist then fires a test ping to confirm the handshake before any real leads are routed.
Which Zillow platforms does Tech Connect cover?
Zillow Tech Connect covers lead flow from Zillow, Trulia, HotPads, RealEstate.com, and StreetEasy — all Zillow Group properties. Any buyer or renter inquiry originating on those platforms that your Premier Agent account receives will be forwarded through the same webhook, so a single Actionist integration captures leads from all five sources.
What data does each incoming lead contain?
Each Zillow Tech Connect lead payload includes the contact's name, email address, phone number (when provided), the listing address or search area of interest, the lead source platform (Zillow, Trulia, etc.), the inquiry type (buy, rent, sell), and a timestamp. Some fields are optional depending on how the buyer filled out the inquiry form, so your agent should handle missing fields gracefully by checking before routing.
Can I route Zillow leads to different agents or CRMs based on territory?
Yes. Because Actionist receives the full lead payload — including the property address and zip code — your agent can apply routing logic before pushing the contact anywhere. You can match the zip code against a territory map stored in a Google Sheet, look up the assigned agent from a CRM, and route accordingly. Zillow itself also has built-in routing rules (round-robin, broadcast, percentage, direct assignment), but Actionist gives you a layer on top for cross-CRM and cross-tool distribution.
How quickly does a Zillow lead reach my CRM or Slack after the inquiry?
Zillow Tech Connect delivers the lead to Actionist's webhook endpoint within about a minute of the buyer submitting the inquiry form. Once the payload arrives, Actionist processes the downstream steps — CRM upsert, Slack notification, follow-up task creation — in the same run. The typical end-to-end latency from inquiry to CRM record is under two minutes, assuming no downstream API rate limits.
What happens if the same contact submits multiple Zillow inquiries?
Zillow Tech Connect sends a separate payload for each inquiry. Your Actionist agent should deduplicate by matching the contact's email or phone number against existing CRM records before creating a new contact. Most CRM write actions in Actionist support an upsert mode — update the existing record if a match is found, create only if no match exists. This keeps contact history clean and prevents the same buyer from appearing multiple times in your pipeline.
Does Actionist support Zillow's lead capacity and routing rules?
Actionist does not manage Zillow's internal capacity settings — those stay in your Premier Agent account under Team > Routing Rules. What Actionist adds is a post-routing layer: once Zillow has applied its own routing logic and delivered the lead, Actionist can enrich the contact, create follow-up tasks, assign to the right pipeline stage, notify the agent, and log the event — all without any manual steps from the receiving agent.
Can I use Zillow Tech Connect with a team account, not just a solo agent?
Yes. Zillow Tech Connect is compatible with both individual Premier Agent accounts and team accounts. For teams, the lead payload includes the assigned agent's details when Zillow's routing has already made an assignment. Your Actionist agent can read that assignment, look up the agent record in your CRM or Google Sheet, and notify the correct team member via Slack — so the first-response window starts the moment the lead lands, not when someone checks the Zillow dashboard.
